Good evening! Partly cloudy and 31 degrees in Delmar for the evening walk. 🌃 There is a north breeze at 5 mph. 🍃. The moon 🎑 is rising on this starry evening. Things will start to thaw out at tomorrow around 1 pm. 🌡️Cold by recent standards.

Today was everything I expected it to be. 💼 Busy for a while then quiet during the Governor’s speech. I thought it ordinary for the times we live in. Still ambitious climate change plans, it will be fascinating how it all works out. Went to a public hearing on yet another development proposed in the Albany Pine Bush. 🌲 it was everything you expected, the decision was made in advance. I get tired of being such a looser all the time but if nobody objects nobody will listen. Rushing out to the bus I left my headphones on my desk at home. 🎧 I normally swap between two sets so one is always charged, but I managed with the set I had at my desk.

This evening I’m feeling chilled ❄. I think we stood outside talking too long after that meeting and my suit and tie isn’t that warm even with the wool overcoat. But I was cold after I got on the bus 🚍 and when I got home. I know the COVID has been going around Albany, hopefully I don’t have it. I’ve been wearing my muzzle and I’m boosted but I had that work holiday party 🎉 and mom’s birthday after that. I’ll have hot coca ☕ and hop under the heated blanket when I get home from the walk.

Tonight will be mostly cloudy 🌃 with a low of 19 degrees at 6am. Three degrees above normal, which is similar to a typical night around February 19th. North wind 3 to 5 mph. In 2022, we had clear skies in the evening, which became mostly clear by the early hours of the morning. It got down to 3 degrees. The record low of -25 occurred back in 1968.

A year ago, we had mostly sunny skies in the morning with some clearing in the afternoon. The high last year was 17 degrees. The record high of 67 was set in 2020. 8.0 inches of snow fell back in 1922.❄ Before my time.

After work tomorrow I’ll drive down to the laundromat. 👕 That way I’ll have the clothes I will need for the coming week and weekend. Then be set maybe for next too as I wear different clothes for session days then ordinary days.

The weekend forecast keeps improving ☀ though it’s going to be seasonably cold. But I’m excited about the chance to get out of town for the long weekend. I often feel so trapped in the winter. ❄

In four weeks on February 7 the sun will be setting in the west-southwest (250°) at 5:17 pm,🌄 which is 34 minutes and 57 seconds later then tonight. In 2021 on that day, we had snow showers, mostly cloudy and temperatures between 26 and 10 degrees. Typically, you have temperatures between 34 and 16 degrees. The record high of 48 degrees was set back in 2005.

Did you see ten weeks until calendar spring? 🌷 I know that they were talking about the compressed budget schedule this year with the new governor, at least on paper. April will be here before you know it though calendar 🗓 spring comes about a week quicker. I am still expecting colder winter weather to eventually arrive though come February.

New York has an in-migration problem, not an out-migration problem

New York State is home Ellis Island the first stop to coming to New York State historically. People come to New York State first after immigrating from overseas. Our state is a state of immigrants, not a state of long-time residents. Refugees come to our state seeking safety. New York has long been the place where people come to get a foothold in America, make some money, and then leave.

It is foolish to think the state can stop out-migration. The weather sucks in New York. It’s cold and snowy. The taxes are high, the government policies draconian and backwards. But it is a state that is famous for being welcoming to immigrants and downtrodden. The state benefits with immigrant that moves in, as not only do they contribute to the economy, they come attached with billions in federal funding.

The state should push for as many refugees and immigrants as possible to make our state their first choice. And not just downstate — immigrants could do much to revitalize our Upstate cities, which often have significant amounts of vacant housing and buildings that could be their next stop on their journey to build a better life.

Getting Raw Land, Not a Raw Deal!

There is more to buying raw land than meets the eye and more than a few individuals have wished they’d had a second chance upon finding themselves duped, conned, misled, ill-advised, uninformed, oversold, undereducated and often unprepared. They realize, often too late, that a raw land purchase should be properly investigated, evaluated and negotiated using a logical and rational plan.

Let me start by saying I’m not a geologist, soil analyst, surveyor, engineer or land consultant. I’m a passionate real estate investor, licensed agent, appraisal assistant and landlord who purchased various raw lots, as large as a 15-acre parcel, for investment and building projects. In addition, I have consulted with numerous individuals proficient in real estate, who have contributed to my general awareness of the conditions and merits of raw land. We, as small investors, can further use this information to our advantage in wisely choosing land and utilizing it to it’s highest and best use regarding fulfillment of our needs, wants and desires.
